Regardless of its size and location, the costs of letting out a property are relatively similar. So, why should you pay more to a letting agent simply because you happen to have a nice property in
a good area like Chichester?
In fact, a more expensive property in a nice location will generally appeal to more affluent tenants, who tend to be more reliable paying their rent and looking after a property - making a letting
agent's job simpler!
It is for this reason that we tend to target properties that have been well looked after and will attract better tenants who raise fewer issues throughout their tenancy. Focusing on these properties
and attracting good tenants helps make it possible for us to charge our low, fixed fee.
We are completely transparent on our charges, making them easy-to-understand and our additional, optional, services (rent protection insurance, EPC's, Gas Safety Certificates) are clearly

The only other costs you should expect to pay is for maintenance to your property - we do not charge to organise routine maintenance nor 'markup' invoices for our own gain.

As a small, dedicated lettings business, we are not VAT registered and as such, you instantly save 20% with us versus the big chain agencies.
Accredited status has been achieved by completing a course of core subjects from the National Landlord Association (NLA).
Continual Professional Development (CPD) is required on an on-going basis to maintain this accredited status, along with abiding by the scheme rules and NLA code of practice.
We take full details, measurements and photographs of your property and upload them to a range of property websites and social media accounts - including our own unique 'Chichester property to let' Facebook group.
To protect your income, we offer an optional rent protection and legal expenses insurance policy for a fixed fee of
£25pcm.
This insures against tenant's not paying their rent, whilst also covering the legal costs to evict such tenants, providing you with complete peace of mind about your property.
We are landlords ourselves and as such understand the need for prompt, efficient service. Whilst not easy, letting property can be made simple with the right knowledge, people and systems in

Our experience of managing our own properties means we understand what you want from us.
You will be assigned a designated property manager, as opposed to being passed around a team who are not familiar with you or your property.
This level of involvement means we are more focused on delivering for you, personalising your requirements accordingly, whilst treating you as an individual as opposed to just a name on a database of

You can even specify your own trades-people to use, if you prefer.
We will provide you with their original invoice for any costs incurred, without charging a markup or commission for organising the work.
By distributing a mobile number we are contactable any time, including evenings and weekends.
This is important so we can resolve any maintenance issues (particularly emergencies) as soon as possible, rather than tenants having to wait until our 'office hours'.
Also, unlike many agents, we provide our service all week long, recognising that Sunday is a popular day for tenants to communicate about their tenancy and conduct viewings.
We thoroughly reference tenants before they sign a tenancy agreement, including credit checks, employer references, landlord references and taking identification, payslips and bank
statements.
Whilst some agents will keep this information to themselves, we present you with a complete profile of the people we intend to allow into your property and only accept them once you agree they are
suitable.
We use an expert inventory company to create an independent, thorough, record of the property's condition, including photographs.
This helps to ensure the property is returned in its rightful condition or, if necessary, gives us the required evidence to make appropriate deductions from the tenant's security deposit.
Whilst some agents simply sign the paperwork and hand over the keys, we take the time to meet the new tenants at the property and complete a full move-in process to get the tenancy off to the best
start possible.
This includes familiarising the tenants with their new property, showing them how the heating and appliances work, along with where the emergency switches are, whilst fulfilling key administrative
tasks such as meter readings and checking through the inventory with them.
We believe prevention is better than cure, so we provide tenants with a house manual providing a handy place to store all documents relevant to their tenancy, along with key information and advice
about the property.
We also supply a winter maintenance guide to help inform tenants what they need to know as the weather gets colder, darker and wetter outside and the effect this can have on your property.
We find this results in less wear and tear and possible damage to the property, which ultimately leads to less maintenance for us to deal with and for you, the landlord, to pay for.
To make life easier for you, we can organise the required paperwork so that you comply with the compulsory legislation. We do not, however, enforce this upon you should you wish to arrange these certificates yourself.
